What makes facade insulation prices vary
For the same surface, two facade insulation quotes can differ twofold. Here are the items that truly weigh on the bill.
- Chosen technique
EWI (external wall insulation) with render or cladding costs two to four times more than cavity injection, but offers far higher performance and eliminates all slab thermal bridges.

Rockwool, graphene EPS or PUR: each insulant has a different lambda and cost. The higher the target R-value (grant threshold: R ≥ 3.5), the greater the thickness and the price.
- Facade finish
A thin silicone render is the most economical finish after EWI. Timber or metal cladding adds 20 to 50 €/m² but offers great aesthetic freedom and generally requires no permit.
- Scaffolding
For EWI, scaffolding represents 8 to 15 % of the total quote. The taller or more complex the facade (corners, angled bays), the higher the cost. Cavity injection generally does not require it.
- Facade complexity
A facade with many bays, niches, cornices or projecting decorations increases installation time and cutting work. Each linear metre of window surround adds a finishing cost.
- Planning permit
In Wallonia and Brussels, an EWI altering the external appearance may require a permit (a few hundred euros + lead time). In a protected zone or on a listed building, additional constraints apply.

What is the average price of rendered EWI in 2026?
Count on 80 to 130 €/m² installed, scaffolding and finishing render included. The lower end corresponds to a large, simple surface with standard EPS; the upper end to a complex facade with rockwool and a premium finish.
Is cavity injection eligible for grants?
Yes, if the achieved R-value is sufficient (R ≥ 3.5 for walls in Wallonia). Injection into an existing cavity wall generally reaches R 1.5 to 2.5, which may not be enough for some grants but remains eligible for the 6 % VAT and certain local subsidies.
Do you need a planning permit for EWI?
In Wallonia and Brussels, EWI altering the external appearance of the facade may require a planning permit, except for cases provided for by the CWATUPE or the CoBAT. In a protected zone or on a listed building, the constraints are stricter. We check for you.
What is the price difference between cladding and render?
Timber or metal cladding generally costs 40 to 60 €/m² more than a silicone render for an equivalent insulant thickness. Cladding offers a longer service life, requires no repainting and allows more striking aesthetic effects.
Do grants offset the scaffolding?
Scaffolding is included in the grant calculation base: the grant applies to the total amount of eligible works, scaffolding included, within the regional ceiling limits. For a large facade in Wallonia with modest income, grants can cover 40 to 50 % of the total bill.
Can EWI be combined with window replacement?
